Reimagining the Missing Middle in Austin

Industry SOMA reflects a new way of thinking about attainable housing in Austin, one that prioritizes both access and experience. Located in the South Menchaca neighborhood, the community introduces 23 attached townhomes organized into four distinct building clusters, creating a scale that feels both connected and personal.

The design is rooted in the idea that density doesn’t have to come at the expense of livability. Each home is positioned to maximize natural light, privacy, and access to shared outdoor space, while the overall site plan fosters a sense of neighborhood—encouraging interaction, movement, and moments of pause.

Carefully considered materials and detailing give the community a modern, approachable character that aligns with the evolving fabric of South Austin.

Developed under Austin’s S.M.A.R.T. Housing standards, Industry SOMA serves households earning at or below 80% of the area median family income. The project responds directly to the growing need for attainable housing in high-demand urban areas, offering a product that bridges the gap between traditional multifamily and single-family living. More than a collection of homes, Industry SOMA is designed as a place to live well—supporting everyday routines, strengthening connections, and creating a sense of belonging within a rapidly changing city.
