Hoffman & Associates’ first development in Raleigh will shape the Northern gateway into downtown. Seaboard Station’s master plan consists of several parcels. The first phase of development is split into two parcels – Parcel A and B. Golf Pride Corporate Headquarters
Golf Pride, the global leader in golf grip innovation and technology based in Pinehurst, NC was in search of a new corporate headquarters. It was imperative that the design of this corporate headquarters respect the rich history of Pinehurst while also reflecting the company’s innovation efforts as a premier brand in the golf industry. They selected Cline Design to help them realize their vision, working closely together to imagine an office environment that reflected their culture of collaboration, transparency, flexibility, and community.
The new 35,996-square-foot headquarters takes cues from its surroundings and is designed to blend with its neighbors and embrace the Pinehurst community brand. A courtyard was intentionally located in the center of its headquarters and is surrounded by large glass panels providing the transparency their culture encourages. The space serves as a gathering space for the company or a quiet get-away for employees.
A new open-office concept was implemented with carefully placed collaboration areas encouraging their workforce to connect for planned meetings or impromptu brainstorming sessions. Elements of the design of their industry leading golf grips have been subtly woven into the fabric of the building, from the golf grip mimicked lobby lighting greeting its visitors and employees, to floor-to-ceiling wall graphics showcasing Golf Pride’s culture and inspiration. A putting course can be found along the perimeter of the building, not only encouraging the staff to break away, but providing an opportunity to test products as they’re developed in their research and development department.
The building and its spaces continue to shape the culture of Golf Pride and evolve with the company as they grow.
Hawk
Located at Hawkins and Doggett Streets, Hawk is a beacon in Charlotte’s historic South End. Boasting just six apartments per floor, Hawk residents have breathtaking views of the Charlotte skyline. Residents arrive to a warm, modern lobby with marble floors, brass mailboxes, innovative lighting, walls clad in indigo silk, walnut wood veneer, honed black slate, and original art. With easy access to the emerging district, residents can frequent nearby restaurants, breweries, and entertainment as well as take advantage of the nearby Lynx Light Rail station just one block away.

Cline Design partnered with their long-time client, a reputable developer with projects across the southeast, to imagine a TOD that would activate a three-block area in Uptown Charlotte, provide a new home for its large corporate anchor tenant and welcome visitors to the Queen City. The amenity-rich, 31-story towers’ exterior was thoughtfully designed to integrate into the context of its surroundings and enveloped in glass providing natural light and unobstructed views for its office tenants, hotel guests, and retail patrons. At its base, the TOD boasts a 57,300 sq. ft. bus transfer station neighbored by over 12,000 sq. ft. of retail, a 3,000 sq. ft. hotel lobby and 1,700 sq. ft. office lobby. The Walker
The Walker is an active participant in the revitalization of Cary’s town center and more specifically the new Downtown Cary Park. The project is comprised of 102,000 sf of office, 34,000 sf of retail and 153 residential units wrapping three sides of a 600-space downtown parking deck built for the new Cary Regional Library, the Cary Arts Center, and the Downtown Cary Park. The Merchant
In the heart of Charleston’s NoMo district, The Merchant features 231 luxury units including studio, one- and two-bedroom units. Amenities include a market-style lounge with farm tables and social kitchen, a club fetch dog park, fitness center, and resort-style pool with a clubhouse.
The community’s classic revival architecture is reflected in stand-alone apartment buildings with stucco and brick exteriors, cast stone columns, corbels and detailed cornices. The design signifies formal symmetrical design, decorative door surrounds, columns and sidelights.

Van Alen
Located just a block east of the Durham Bulls Athletic Park at the site of a former auto dealership lot, Van Alen adds to the energy of the area with the Bulls, the adjoining American Tobacco Campus and the Durham Performing Arts Center.
Van Alen Apartments consist of two buildings surrounded by a pair of courtyard plazas. One building houses 74 units in a 12-story tower, complete with an amenity center and an indoor sky lounge on the top floor. These apartments have floor-to-ceiling windows and large balconies. The second 5-story building houses 344 units with 10-foot ceilings, an elevated pool and a parking garage. Amenities include a game room, cyber café, conference rooms, a gym, saunas, a dog park and private garages. Floor plans range from 616 square feet to 1,759 square feet. The 275,000-square-foot project sits on 6.1 acres.

One Loudoun Community Center
The Club at One Loudoun combines the urban sophistication known throughout the One Loudoun project with the traditional rural history of Loudoun County. Serving as the main clubhouse for the One Loudoun Neighborhood Association, The Club boasts a two story great room, dining/ meeting room, catering kitchen with separate entry, basketball/volleyball court, terrace, outdoor competition pool, snack bar, and community room for yoga, pilates, etc.
The gable and shed roofs, stone foundation, and cedar beams and metal siding invoke a modern farmhouse feel, which blends nicely with The Barn at One Loudoun (1880s reconditioned) directly across the street. The floor to ceiling windows and wood ceiling combine to bring the outside in, with abundant light streaming in while providing views of the wetlands to the south of the property.
Meeting Street Lofts
Located in the heart of Charleston’s historic warehouse district, Meeting Street Lofts provides 264 residential units, along with large amenity spaces including pool and lounging area, workout center and cafe. The architecture pays homage to the historical character of the area while introducing modern details to complement the adjacent existing apartment building. After an exciting and rewarding experience working with the Delta Gamma sisterhood, Cline Design created an environment to embrace and facilitate lasting friendships. The floor plan offers a grand stairway and foyer, large gathering rooms, commercial kitchen and large dining areas. The design incorporates secured access to all public, semi-private, and residential areas of house to ensure safety. Sustainable design strategies were incorporated throughout the design and construction process. The Delta Gamma House serves its students with an inviting public gathering space facing the great lawn, strong core including gathering rooms and commercial kitchen, and private study areas and outdoor gathering area in the rear of the house. In addition, there is ample storage on the ground level. The traditional design integrates an apartment with full amenities for a year-round House Director.
Solis Patterson Place
Solis Patterson Place is located in Southwest Durham, NC and is just minutes away from Highway 15-501. It combines modern architecture with distinct finishes and offers one, two and three bedroom floor plans. Amenities for relaxation, gatherings, fitness and media are plentiful and distinctive ranging from an outdoor beer garden, clubroom, and veranda to an expansive fitness center with a yoga studio and heated pool. Delta Zeta – NC State University
The three-story facility boasts two covered porches and replaces a 1960’s converted fraternity house. Upon entering the main level, you’re greeted by a grand staircase with an adorned formal foyer flanked by living rooms, study spaces, a house director suite, and suite-style bedrooms. The walk-out, lower-level has a chapter room, dining room, full commercial kitchen, study room, outdoor patio, and support areas. The upper floor contains bedrooms, a spa, study space, and a shared upper level porch. The house accommodates 40 full-time residents with common areas that serve the entire sisterhood.
The Avenues at Atherton
The Avenues at Atherton is a 31,000-square-foot 1950’s shopping center reimagined as a social destination in Charlotte’s South End. It will have an attractive new look and offer six suites ranging from 2,034-square-feet to 6,000-square-feet. The new establishments’ tenants will include a mix of high-quality food and beverage establishments as well as a brewery, beer garden or tap house.

Alpha Delta Pi – NC State University
The growing Zeta Beta chapter had outgrown their home. They were resourceful, using dining space as meeting space, eating in shifts to accommodate schedules for the multiple uses. The sisterhood and Cline Design collaborated to imagine a home that is timeless, elegant, and modern embracing the southern architectural context. As you enter, you’re greeted by a grand stair with adjacent gallery spaces. The dining room boasts a large commercial kitchen accommodating all 170 sisters for dinner. Cline Design programmed a dedicated chapter room with ritual closet and breakout spaces. Shared space was extended from the inside to new patios and balconies creating a flowing social space for events. There are 20 double-occupancy bedrooms with flexible storage space and a dedicated house mother suite.
Sojourn Glenwood Place
Sojourn Glenwood Place constitutes the initial phase of a vibrant, mixed-use, master planned development along Glenwood Avenue just inside the I-440 Beltline. Residents enjoy resort-style amenities including a multilevel 9,000-square-foot clubhouse and leasing center, saltwater pool, entertainment pavilion and meditation courtyard. Available unit types range from studios to three-bedroom plans, and feature townhouses overlooking both the pool area and main street. Distinctive architectural detailing creates a lively façade, making the various interconnected buildings appear as though they were constructed over time.
Oak Heart Animal Hospital
Oak Heart Animal Hospital’s third location in Raleigh opened in late 2019, boasting 10,000-square-feet of services and amenities such as a veterinary hospital, retail shop, resort with a dog daycare facility and kennels for boarding.
Its innovative design features include a state-of-the-art outdoor play yard and interior play rooms; a new flooring system designed to be more cushioned and gentle on paws; an internal dry and wet vacuum system throughout the facility; an Energy Recovery HVAC system to provide fresh air; and compartmentalized areas to help control noise. Additionally, the layout of the building was designed to allow for quick and easy drop-off of pets.

WakeMed’s current facility plans call for a primary care practice, a cardiology practice, an Orthopaedic Urgent Care, a rehab gym and a lab on the first floor. On the second floor, WakeMed is blocking plans for a pediatric practice, OB-Gyn and a surgery center.

Delta Zeta – University of Illinois
Opening in the Fall of 2019, the new 5-story Delta Zeta Sorority Chapter House is the first new facility for the chapter since their original house was constructed in 1921. The new home is located on an urban and prominent corner in Champaign, Illinois, just blocks from the University of Illinois Quad and popular Green Street. The new house will sleep 50 women, will feature separate chapter room and dining to accommodate the full membership as well as formal and informal living spaces, study areas, spa club baths and other support/amenity spaces for the well-established sorority. The exterior design incorporates six columns to honor the original sorority founders with the brick, cast stone, and other design features to be compatible and yet unique with the surrounding college campus.
Crescent Cameron Village
Located on a prominent corner of the historic Cameron Village shopping district, Crescent Cameron Village is an iconic mid-rise, mixed-use community designed to be LEED certified. The design introduces high density to the bustling retail center, while taking cues from the surrounding historic neighborhoods, creating a smooth transition into the shopping center. An active pedestrian scale streetscape creates a strong link between the existing mixed use area and the community courtyard.
Diamond View II
Cline Design Associates provided Architecture, Interior Design and Land Planning for Diamond View II, a Class A, five story, 162,000 sf office building that serves as a backdrop as well as a gateway to the Durham Bulls Park. The project is centrally located adjacent to the Ball Park along with the American Tobacco Historic District and the Performing Arts Center. It is a speculative office building that contains multiple tenant floors that are connected on the First and Second Floors by a colonnaded common lobby that opens up to views of the ball park.
This design effort also included the coordination of urban master planning efforts for the area, and was designed to interconnect with public plazas, pedestrian promenades, and pedestrian oriented streetscapes.
The Cardinal at North Hills
Located in the heart of the vibrant North Hills Midtown District, The Cardinal at North Hills is a continuing care retirement community. The Cardinal CCRC provides of two wings with 165 independent living units, and healthcare wing comprised of 60 assisted living, skilled care, and memory support residences. A 35,500 SF clubhouse offers multiple community dining options, great room and large gathering spaces. The clubhouse also offers several amenities including fitness/wellness center with salt water pool, massage rooms, theater, art studio, library as well as a full service salon. Built to last, the structural frame is steel and concrete, utilizing high-efficiency glass and incorporating sustainable design strategies.
Stone Creek Village
Stone Creek Village features an assembly of retail, office, housing, and dining in a village-like atmosphere. The buildings are designed to create a pedestrian-friendly environment by breaking down the building masses to human scale.? The project utilizes canopies, signage color, hardscape pattern, and materials as unifying elements throughout the project. Additional amenities include greenway paths, fountains, outdoor dining and seating, and a gathering plaza. The main village core is designed to maximize the exposure to the public right-of-way.
Crescent Ninth Street
Located adjacent to the Ninth Street Commercial District and Duke University’s East Campus, Crescent Ninth Street will include 303 residential units on approximately 6 acres. The design of this project is being crafted to echo the unique historic qualities of this district both in form and material with particular emphasis placed on respecting the context of the adjacent historic hosiery mill. Rather than one monolithic building, the project has been designed with massing of several different buildings to provide an aesthetic feel that they could have been built over time. This massing also reflects the form of the adjacent mill building and the original factory that was on the site. Residential units are oriented around several themed courtyards and streetscapes that interconnect to Ninth Street as well as the adjacent restaurants, hotel and future grocery at Erwin Square.
Link Apartments Glenwood South
This 203-unit, wood-framed, multi-family project is part of Grubb Properties’ Link apartment brand, and located in the vibrant Glenwood South district, a growing urban living community in the heart of Downtown Raleigh. Within walking distance to several shops, restaurants, and clubs, situated on a two-acre infill site, a density of over 101.5 units per acre is achieved with and integrated below and above grade parking deck for 243 cars. Six floors contain a diverse mix of studio, one and two-bedroom units. An integral clubhouse & leasing center contains ample space for resident gatherings, a complete fitness center, and a large outdoor pool & terrace area with a summer kitchen pavilion. The architectural design blends contemporary forms with durable, traditional materials such as stone veneer, cementitious siding and stucco, creating a well-balanced transition between the commercial and residential uses on Glenwood, Jones, Harrington, and West Streets as well as the immediate surrounding contextual area. Jones Street will be maintained as a “green street” by providing new tress and previous paving along portions of the sidewalk. In addition, new trees will be provided along West and Harrington Streets.
Powerhouse Square
Powerhouse Square is an adaptive reuse project anchored by two national Historic Register structures built by Carolina Power & Light over 70 years ago. The project includes restaurants, shops, offices and a structured parking deck. The original Powerhouse Building houses Southend Brewery and Smokehouse, a restaurant and micro-brewery. The historic Garage Building accommodates the offices of Cline Design on the upper level and Napper Tandy’s Irish Pub, on the lower level. A later vintage Service Building serves as office and retail space. Structured parking supports the increased traffic generated by the development. This development received an Anthemion Award for Outstanding Historic Renovation from Capital Area Preservation in 2000 and a Sir Walter Raleigh Award for Community Appearance in 1999..
Pharmaceutical Headquarters
Located on a 7.5-acre tract of land along the Cape Fear River in downtown Wilmington, the new world headquarters for a leading global contract research organization is a significant addition to the city. At 14 stories and 500,000 square feet, the project is one of the largest of its kind in the area. A large expanse of silver glass on the north elevation transitions to horizontal bands of glass and precast with integral sunshades on the south side, where the smaller scale and proportion of openings is more compatible with the context of existing downtown structures. The site is fronted by a landscaped walking plaza and visitor drop-off area, while a structured parking deck sits beneath and adjacent to the building.
The Interior Design concept was based on Scandinavian design concepts, which emphasize clean and simple forms. Etched glass with subtle curves, white fabric panels and bamboo wood veneer are all featured throughout the first floor common areas.
Judy D. Zelnak Center of Hope
The Judy D. Zelnak Center of Hope opened in July 2013 and is home to all of The Salvation Army’s social ministries in Wake County, NC. The building was originally a 40,000 square foot 1950’s industrial building with an existing steel and brick structure. New construction took place to build the warehouse for donated materials. The center includes a women and children’s shelter, dental clinic, computer lab, playrooms, prayer room, indoor and outdoor recreation areas, 5,600 square foot storehouse for donations and emergency supplies, and administrative offices. New paving, landscaping, and facade changes revived the abandoned building and site to a modern facility built for LEED silver certification.
Creekside at Bethpage Clubhouse
Creekside at Bethpage is an adult 55 and over community in Durham, NC located in the growing Brier Creek area. It has a total of 650 single-family home lots and a clubhouse that supports the active community with 15,000 square feet of heated club space, an outdoor veranda, porches, and a porte cochère. The club provides the community with several outdoor and indoor amenities including a large exercise room with lockers, classrooms, a business center, gaming room, bar and lounge, great room and several multi-purpose areas.
The Wade
Nestled in the heart of Raleigh, The Wade is steps away from the historic Hayes Barton neighborhood and St. Mary’s Street. A few minutes from Cameron Village and convenient to downtown Raleigh, the location merges the charm of a walk-able neighborhood and the vibrancy of a cosmopolitan city. This 27 unit offers two- and three-bedroom units with several amenities including: a private fitness center, expansive green spaces, extra storage, onsite meeting rooms, rooftop terrace, and virtual concierge.

Coates Bluff at Wright Island
Coates Bluff apartment community opened in the spring of 2014. Designed for a luxury living experience, the project carefully reserves the rich, historic site.
