University of Virginia Research Park

Cline Design provided an illustrative master plan for this 562 acre, 3 million square foot Mixed Use Master Plan located in Charlottesville, Virginia. Phase 1 is a combination of existing buildings, property that is currently under construction, and property that had been master planned by other firms. CDA provided conceptual Master Plan layouts for the remaining parcels within the project. CDA planned out multiple business and research districts that would maintain the campus feel of the overall project. Village greens, pedestrian connections between the various districts were stressed to provide a pedestrian-friendly atmosphere. The master plan is sensitive to the various existing wetlands, perennial streams, ponds, and floodplains that were present on the project. There is also more than 200 acres of open space that had to be incorporated into the plan.
