Imagine A Place: Coming Soon to Raleigh
If you’ve traveled anywhere around the Raleigh metro area, you’ve surely noticed a lot of new developments emerging. We’re honored to help our clients deliver these developments ranging from mixed-use projects in Downtown Raleigh to garden-style apartments in the suburbs. Here are just a few projects shaping our communities.
Downtown South - intersection of South Saunders Street, South Wilmington Street, and Interstate 40 The third building revealed in Phase I of Downtown South is a 21-story high-rise residential tower with 375 units. The building will include 14,000 square feet of space on the ground level for retail and creative office use. It also boasts approximately seven levels of parking underneath the residential portion, with five additional mid-rise levels built along the eastern facade.
RUS Bus - between West Street and Raleigh Union Station RUS Bus is a transit-oriented development in tandem with Raleigh Union Station. They are developing a new bus facility, two multifamily residential towers - respectively 33 and 17 stories - and hospitality and retail spaces. This development is part of a larger community of 7 buildings making up the entirety of Phase I. Groundbreaking is slated to begin in 2023. Cline Design is providing landscape architecture and interior design services for both residential high-rises. Expect inspiration of spaces to be pulled from the energy of the surrounding Warehouse District.
The Acorn – 415 South Blount Street Williams Realty & Building and Summit Hospitality are teaming up to develop a 7-story apartment building + adjacent 138-room hotel, respectively facing Person Street and S. Blount Street. What was once a parking lot will now be enhanced by a Marriott TownePlace Suites branded hotel and 200-space shared parking deck with the residential community, dubbed The Acorn, after Raleigh's iconic City of Oaks reference. The Acorn is currently being constructed, while the hotel will be built in the following phase.
Budleigh East – 2600 Oberlin Road On the former Country Club Homes site etched in Raleigh's history since its inception in the 1940s is Budleigh East - 20 acres slated to feature 23 single-family homes, 73 townhomes and condominiums, 14 cottages, a four-story apartment building, and a senior living community. Cline Design developed the master plan and is providing architecture and interior design services for the apartment community featuring 170 units wrapping a 5-story precast parking garage and 6,000 square feet of amenities. Residential construction has already begun.
Aventon North Ridge Apartments - 6615 The Lakes Drive Phase I - called Aventon Nora - is already leasing for the winter of 2022 and consists of 371 garden-style apartments. Phase II is currently under construction on the remaining 13 acres of the 26-acre parcel. Construction on Phase II of the development has already begun, with 350 units expected to be completed in 2024.
Seaboard Station – 721 Halifax Street Hoffman is expanding their footprint and bringing its first development to fruition outside of Washington, D.C., with Seaboard Station. A total of 600 units and 130,000 square feet of retail and restaurant space will come to life over the course of three phases. The first phase of 98 units, called The Signal, is currently emerging from the ground and will be followed by 200 more units in a 7-story building with 30,000 square feet of ground-floor retail meant to connect the Person Street corridor and Peace University with Glenwood Avenue and the “Capital District." Unique offerings include a wine lounge for residents, and an underground parking lot utilizing the above-ground space making it as pedestrian friendly as possible. Seaboard Station embodies much of Raleigh's history, dating back to 1942, when it originally opened as a train depot.
The Dukes at City View - 409 and 411 West Lenoir Street Dukes at City View consists of eight, three-story townhomes with open floor plans and rooftop terraces. There will be two buildings each consisting of four units containing their own private street-level garage and a personal elevator. Community amenities include raised gardens, a dog park, and access to the greenway trail and Dorothea Dix Park. In recent news: Three of the eight townhomes have already sold, with listings averaging around $1.1 million.
Platform - 600 West Cabarrus Street Set to deliver in 2024, the Platform is a mixed-use development intended to bring a lively atmosphere to the W. Cabarrus corridor with over 26,000 square feet of commercial space plus extensive outdoor amenities. Plans call for pedestrian walkways and open spaces between the buildings meant to attract residents from the surrounding neighborhoods to engage with the space and its retailers. The project is a continued effort to propel downtown expansion farther outward, reaching into the Warehouse District. Phase II's final plans are still being decided based on current market demands, and Phase III will include the renovations of two warehouses into a retail and dining hub.
Highland North Hills Apartments - 4321 Lassiter at North Hills Located on the former JC Penney retail store site, Highland North Hills Apartments offers 287 units that are a mix of studio, one, two, and three-bedroom apartments, with an average unit size of 900 square feet. The second-floor pool deck overlooks a new plaza. The development will be 12-stories high, and is part of a larger expansion plan that includes two office buildings, and a Restoration Hardware with a glass-encased rooftop restaurant. In recent news: Ruth’s Chris and The Village Tavern will open in the ground-floor retail space of the building.
The Forge at Raleigh Iron Works – 220 Atlantic Avenue Designed as an innovation hub for shopping, dining, wellness, event, and outdoor spaces, the Forge at Raleigh Iron Works will offer a new seven-story residential building with 220 units and 28,000 square feet of retail. Units at the Forge are currently pre-leasing and can expect to open in early 2023. Expect a planned greenway connection, plenty of outdoor seating for gathering, dining, and public art and events, a structured parking deck with around 700 spaces as well as 215 street parking spaces, and a future pedestrian bridge directly across from the Forge over Atlantic Avenue connecting the development to Dock 1053. In recent news: Ponysauraus Brewing Co and Jaguar Bolera have already leased 21,4000 square feet on the ground floor, with two restaurant spaces still prospects for tenants.
Prose New Hope – 4100 Buffaloe Road The joint venture between Alliance Residencial and PCCP, LLC brings 344 garden-style apartments at below-market-rate prices in East Raleigh. Known as "entry-level” luxury, these units are more affordable for the middle-of-the-spectrum home-dwellers looking for affordable high-end apartments with good quality housing options. Units will deliver in 2023.
